Maintenance

What counts as an emergency.

Routine repairs get scheduled within three business days. These get handled the same day, day or night.

Maintenance emergencies are answered 24/7 at the same number, option 9. Anything else — a dripping faucet, a slow drain, a fence repair — goes in the portal with photos, and you'll get a scheduled window back.

Applying

Moving in, step by step.

For anyone applying now, here's the whole process with costs and timelines stated up front.

1. Tour the home

Book a tour online or by phone. We show in person; if you're relocating, we'll walk the home on video and send the clip so nobody signs sight-unseen.

2. Apply online

Every adult 18 or older applies. The application takes about fifteen minutes and asks for income, rental history, and ID. The screening fee is $45 per adult.

3. Screening

We verify income at roughly 2.5 times rent, check credit and eviction history, and call your last two landlords. Most decisions land within two business days.

4. Sign and move in

Lease and deposit are handled electronically. We do a written move-in condition report with photos, hand over keys, and set up your resident portal.

Ask first and put it in writing. Paint, mounted TVs, and yard changes for our local properties are usually approved with an agreement about the condition at move-out.

How does lease renewal work?

You get a renewal offer with the new rent in writing about ninety days before your lease ends, so you have time to decide or plan a move.

What happens to my deposit at move-out?

We walk the home against the same photo condition report from move-in, and California gives us 21 days to return the deposit with an itemized statement of any deductions.
