The bid

You should know what the tile costs before demo day.

Most bids homeowners bring us are one number and a paragraph. Ours are line items: labor, materials, permits, and contingency separated, with allowances written as real dollar figures — $6,500 for tile, not "tile allowance."

Change orders get priced and signed before the work happens. If we open a wall and find rot or knob-and-tube, you see photos and a number before anyone keeps going.

What we build

3 ways most projects start.

The full service list, with starting prices and realistic timelines, lives on the services page.

From $34,000

Kitchen & bath remodels

The two rooms that decide how a house feels. We demo, re-plumb, re-wire to current code, and put it back together with a finish schedule you picked before anything was ordered.

From $265 / sq ft

Room additions & second stories

More house on the lot you already own. We handle the design team, the county submittal, the structural engineering, and the build under one contract.

What's included →
From $185,000

ADUs & garage conversions

A legal second unit for family, rental income, or an office that isn't the dining table. California law now clears the way in most of San Benito County — the hard part is the build, not the approval.

From bid to keys

6 steps, no surprises.

1. Walk the property

Free on-site visit inside our service area. We look at what's there, what's behind the walls if we can tell, and what your budget actually buys before anyone draws anything.

2. Design and firm bid

Plans through our design partner or yours, then a line-item bid with real allowances. Labor, materials, permits, and contingency are separate lines so nothing hides in a lump sum.

3. Permits and scheduling

Our office files with the city or county, tracks plan check comments, and builds the calendar around inspection windows instead of guessing at them.

4. Build and weekly updates

One superintendent, the same crew, and a written update with photos every Friday. Change orders are priced and signed before the work happens, never after.

5. Punch list and closeout

We walk it together and fix the list before final payment. You get warranties, manuals, as-built notes, and the final inspection card in one packet.

6. Warranty year

One phone number for the first year. Drywall cracks and door adjustments from normal settling are ours to fix, not yours to live with.

1962 ranch kitchen opened to the living room · Hollister · $61,800 · 7 weeks

The problem

A galley kitchen closed off by a bearing wall, on a 100-amp panel that tripped every time the microwave and toaster ran together.

What we did

Engineered flush beam replaced the bearing wall, service upgraded to 200 amps, full repipe of the wet wall, new cabinets, quartz counters, and a butcher-block prep run.

The result

One connected room, and the panel hasn't tripped since.

Local owners

What owners say at the walkthrough.

The bid had actual dollar amounts for the tile and the cabinets. Every other bid we got was one number and a shrug.

Construction FAQ

Questions before you bid it out.

What does a kitchen remodel cost in Hollister?

In this sample, kitchen remodels start around $34,000 for a cabinet, counter, and finish refresh, and land between $55,000 and $80,000 once walls move, plumbing relocates, or the electrical panel needs an upgrade.

Do you build ADUs in San Benito County?

Yes — detached new-builds, attached units, and garage conversions. Sample pricing starts at $185,000 for a detached one-bedroom, permits and utility work included.

What is the typical timeline for a room addition in Hollister?

Most additions take 4 to 7 months once the permit is issued. Because plan checks and design add an extra 2 to 4 months to the front end, we prioritize starting the San Benito County submittal process as early as possible.

Are you a fully licensed and insured general contractor for San Benito County projects?

Yes. We hold a Class B general building license in California, are fully bonded, and carry comprehensive general liability and workers' compensation. We include current certificates with every contract we sign in Hollister so you have peace of mind from day 1.

Will you handle the building permits for my project?

Our office manages the entire process: filing the application, addressing plan check comments, and scheduling every inspection. You will never need to call the building departments in Hollister or San Juan Bautista yourself.

Can I stay in my home during a kitchen or bath remodel in Hollister?

For most interior renovations and additions, usually yes. Our crews utilize dust containment systems, keep at least 1 bathroom operational when possible, and perform a broom-clean of the job site daily to respect your living space.

What warranties do you offer on new builds and renovations?

We provide a 1-year warranty on workmanship, a 10-year structural integrity guarantee, and pass along all manufacturer warranties. If any settling cracks occur in your new San Juan Bautista addition during that first year, we are responsible for the repairs.
