Every job below lists what it cost and how long it took. That's the part most contractor galleries leave out, and it's the part you actually need.

Hollister · 7 weeks

1962 ranch kitchen opened to the living room

Kitchen remodel, structural beam, electrical upgrade · $61,800

The problem
A galley kitchen closed off by a bearing wall, on a 100-amp panel that tripped every time the microwave and toaster ran together.
What we did
Engineered flush beam replaced the bearing wall, service upgraded to 200 amps, full repipe of the wet wall, new cabinets, quartz counters, and a butcher-block prep run.
The result
One connected room, and the panel hasn't tripped since.

720 sq ft detached ADU

New detached accessory dwelling unit · $232,000

The problem
An owner wanting a rentable unit for an aging parent without carving up the main house.
What we did
One-bedroom detached unit on its own foundation, separately metered, mini-split HVAC, full kitchen, and an accessible zero-step entry.
The result
Occupied within 2 weeks of final inspection.
San Juan Bautista · 7 months

Second-story addition over an existing garage

Addition, foundation retrofit, historic-district review · $318,000

The problem
A growing family on a small historic-district lot with nowhere to build outward.
What we did
Foundation retrofit and shear work below, 2 bedrooms and a bath above, exterior detailing approved through the historic review before framing started.
The result
Approved on the first design review submittal, weathertight before December.
Tres Pinos · 2.5 weeks

Shop pad and equipment driveway

Concrete slab, grading, drainage · $28,400

The problem
Equipment sinking in mud every winter and a shop building with nowhere solid to sit.
What we did
Site graded and drained to a swale, 6-inch rebar-reinforced slab on compacted base, plus a 140-foot approach driveway rated for a loaded truck.
The result
3 winters in with no cracking or settling at the joints.
Hollister · 16 weeks

Downtown storefront to a clinic suite

Commercial tenant improvement · $412,000

The problem
An empty retail shell that needed 4 exam rooms, an ADA restroom, and a hard opening date tied to a lease.
What we did
Full interior build-out with medical-grade finishes, ADA path of travel, upgraded HVAC and electrical, and inspections sequenced against the lease date.
The result
Certificate of occupancy issued 4 days ahead of the lease commencement.
Aromas · 9 months

Whole-home renovation on a rural parcel

Systems, envelope, and floor plan · $276,500

The problem
A 1948 farmhouse with knob-and-tube wiring, no insulation, and a floor plan chopped into 6 small rooms.
What we did
Rewired and repiped throughout, walls removed with engineered beams, spray-foam and batt insulation package, new windows, and a heat-pump HVAC system.
The result
Energy use cut roughly in half, and the house holds temperature overnight.

ADUs

The second unit is usually the best return on the lot.

California rules have opened up accessory dwelling units across San Benito County. The approval isn't the hard part anymore — the build is, and so is knowing whether the setbacks, utilities, and access on your particular lot make it worth doing.

We review that before you spend money on plans. If the parcel doesn't pencil, we'll tell you at the walk-through instead of after the design bill.

Site work

Everything cracks eventually. Base work decides when.

Our clay soil moves. A slab poured on loose fill with no control joints will show it inside 3 winters, and no amount of finish work saves it after that.

Grading, drainage, compacted base, rebar, and joint layout come before anyone touches a mixer. It's the least visible line on the bid and the one that determines whether you're calling someone back in a decade.

Project FAQ

About these numbers.

Are these real budgets?

They're representative figures for a sample site, but they reflect the real range of San Benito County construction costs at the time this was written.

Why do similar residential projects in the Tres Pinos area vary so much in price?

Final costs depend on structural requirements, electrical capacity, and specific soil conditions. Two similar kitchens can vary by $30,000 if one requires a load-bearing wall removal or a full panel upgrade to meet current safety standards.

Can I walk a finished build in person?

For finished work, we ask past clients first and connect you directly. Active sites get walked with a superintendent for safety reasons.

Can you accurately predict the completion date for a project in Hollister?

94% of our local projects finish within the contracted timeframe. Most delays are outside our control, typically involving the plan check process at the building department or shipping delays on special-order materials.

Do you work on historic properties in San Juan Bautista or downtown Hollister?

Yes, we handle historic-district work. Since design reviews add time to the schedule, we initiate those submittals well before the final construction drawings are completed to keep the project moving.

Are there specific types of jobs you do not accept?

We decline any work requiring a specialty license we do not hold, and we pass on projects where the budget is insufficient to build the provided drawings. We prefer to say no rather than compromise on quality to meet an unrealistic price point.

Do you build new custom homes in the Hollister area?

On the right lot, absolutely. Ground-up custom builds are quoted individually following a feasibility review of the specific parcel, including utility access and septic or sewer requirements in areas like Tres Pinos or Paicines.
