Scope & cost questions

How the money and the schedule work.

How do you calculate the costs for a local construction bid?

We use transparent line-item bidding to separate labor, materials, permits, and contingency costs. To avoid surprises, we list specific dollar allowances—such as $6,500 for tile—rather than using vague placeholders that can lead to budget creep.

Do you require a deposit?

California law caps a contractor's deposit at $1,000 or 10% of the contract, whichever is less. After that we bill by completed phase, never ahead of the work.

How are change orders handled if we find an issue during demolition?

Every change is priced in writing and signed before the work proceeds. If we open a wall in an older home near San Benito Street and find dry rot or outdated wiring, you will receive photos and a firm quote before any further action is taken.

Do you accept smaller residential jobs in San Benito County?

Yes—we frequently handle single bathroom remodels, deck builds, or driveway pours. Many of our largest projects across Hollister actually began as a small first-time job for a new client.

Will you collaborate with my existing architect or interior designer?

Absolutely. This is often the most efficient path. We bid directly off their plans and prefer to join design meetings early to ensure the drawings align with what can actually be built within your established budget.

How far in advance is your Hollister build schedule booked?

Typically, we book 6 to 12 weeks out for remodels and 3 to 5 months for ADUs and additions. Concrete work and deck installations near Highway 25 usually have a shorter lead time and can start sooner.

Do you build outside Hollister?

Yes — San Juan Bautista, Tres Pinos, Aromas, Paicines, and the surrounding county. Sites further out get scheduled in longer blocks to cut travel days.
