How leasing works

Managed by people who live here.

We're a small office on San Benito Street managing about 180 homes across Hollister, San Juan Bautista, Tres Pinos, Aromas, and Paicines. The person who shows you the home is the person who handles your lease and your maintenance requests.

That means a written standard applied to every applicant, a maintenance line answered by a human at 2am, and a renewal offer ninety days out instead of a surprise letter three weeks before your lease ends.

Own a rental and tired of the midnight calls? We manage for owners too — marketing, screening, rent collection, and repairs, with the actual invoices passed through.

Applying

Four steps, no mystery.

Here's exactly what happens between the tour and the keys, including what it costs and how long each step takes.

1. Tour the home

Book a tour online or by phone. We show in person; if you're relocating, we'll walk the home on video and send the clip so nobody signs sight-unseen.

2. Apply online

Every adult 18 or older applies. The application takes about fifteen minutes and asks for income, rental history, and ID. The screening fee is $45 per adult.

3. Screening

We verify income at roughly 2.5 times rent, check credit and eviction history, and call your last two landlords. Most decisions land within two business days.

4. Sign and move in

Lease and deposit are handled electronically. We do a written move-in condition report with photos, hand over keys, and set up your resident portal.

Renting in Hollister

Questions renters actually ask.

What rentals are available in Hollister, CA right now?

Our available homes page lists every open unit with rent, bedrooms, square footage, pet policy, and the date it's ready. It updates as homes are leased, so what you see is what's actually available — no bait listings left up to collect leads.

How much is rent in Hollister?

In this sample market, a one-bedroom apartment runs about $2,650 to $2,800, a two-bedroom house about $3,300 to $3,650, and a three-bedroom family home about $4,000 to $4,400. Rent depends on size, condition, yard, and whether utilities are included.

Do you rent outside Hollister?

Yes. We manage homes in Hollister and across San Benito County, including San Juan Bautista, Tres Pinos, Aromas, and Paicines.

How quickly can I move into my new Hollister apartment?

If a residence is marked available now and your application clears screening, move-in usually happens within 7 days. Screening decisions for our San Benito County properties take about 2 business days once every adult has applied.

What income do I need to qualify?

Household income of roughly 2.5 times the monthly rent, verifiable through pay stubs, offer letters, benefit statements, or tax returns for self-employed applicants. Co-signers are considered case by case.

Are pets permitted in your San Benito County rentals?

It depends on the specific property near Highway 25, and each listing states the policy clearly. Most homes allow cats and dogs with a pet deposit and monthly pet rent. Service and assistance animals are not pets and are never charged.

Do you accept Housing Choice Vouchers for Hollister area homes?

Yes. California law requires it, and we screen voucher holders on the same income and history standards as every other applicant seeking a home in the San Juan Bautista or Hollister area.

The photos matched the house exactly. After three fake-looking listings elsewhere, that alone sold me.
