Company story

Started with four houses.

The office opened with four rental houses and a rule that has not changed: say what the home actually is, charge what it's actually worth, and fix what actually breaks.

Today that's about 180 homes across Hollister, San Juan Bautista, Tres Pinos, Aromas, and Paicines — single-family houses, duplexes, townhomes, apartments, and the occasional ranch casita out past town.

We still show homes ourselves, and the phone still gets answered by someone who knows which unit you're calling about.

How we screen

One standard, published in advance.

Every applicant is measured against the same written criteria: household income around 2.5 times rent, credit and eviction history, and references from the last two landlords.

Source of income is a protected category in California, and that includes Housing Choice Vouchers. Voucher holders are screened on the same standard as everyone else, with the voucher portion counted as income.

If an application is declined, we say why in writing and tell you what would change the answer.
